Thinking of selling your home and need some ideas to make it stand-out? Or maybe it’s just time to do some renovations and add some pizzaz? Whatever the circumstances, curb appeal is the first impression of your home, and it counts!
In the real-estate world, it is noted that potential buyers decide if they want to buy a home within 8 seconds of seeing it! This is huge in terms of curb-appeal.
Whatever your needs may be, we at P&R Property Consulting Group can help. From small maintenance jobs, to larger renovations, we can do it all.
Tips & Ideas:
- Plan in advance: Flowers and shrubs take time to bloom. If you know you are looking to sell in a few months time, plan ahead and plant seeds and shrubs that will be in bloom throughout the year. Seeds are of course less costly, and for a few dollars you can have hundreds of beautiful & colorful flowers surrounding your home.
- Refresh paint: You don’t have to have your entire exterior painted to make your house look updated. Clean and paint your shutters. Have your front door make a statement with a bold, yet pleasing new color.
- Power wash: A clean exterior and driveway have a huge impact on curb-appeal.
- Add new mulch: Flower beds look amazingly updated with a fresh load of mulch. The bright (non-faded) color helps everything “pop”.
- Create a welcoming entrance: Add solar lights along your front pathway. Trim bushes and trees. Flags and wreaths add some whimsy.
- Lighting: Make sure all outdoor lights are working and in good condition.
- Hide the trash cans: Unsightly and large, place trash cans in a garage or add some trellis/fencing to conceal them at the side of your home.
- Add flower bed edging and borders: Flower beds and borders add a ‘finished’ look to your yard and keep the mulch or stone in place.
- Make sure your house number is easily seen: A newer and larger home number sign makes your house easier to find.
With a little hard-work, the outside of your home will be welcoming and pleasing to anyones eyes without costing an arm and a leg!

Nothing makes a huge statement like a fresh coat of paint. It can take the ‘drab’ to ‘fab’ in a short amount of time.
Paint can change the entire feel of a room. It can brighten, darken or liven wherever it is coated!
Getting ready to sell your home? Consider paint as one of the best ways to prepare it for sale.
Things To Consider:
Color: Likely the hardest decision to make, and the one with the biggest impact. Deciding on the perfect color can take time. Get samples, test the colors and get input from friends and family. Remember that whatever you choose will likely be on your walls for years to come.
Sheen: Flat, Gloss, Semi-Gloss, Matte and Eggshell to name a few. Chose the right sheen for your needs. Research and talk with a professional to ensure you pick the perfect type.
Purpose: If you are painting for resale and not for your own personal pleasure, always go with neutral colors that are pleasing to the eye. Nobody wants to see bright, vivid colors when touring a home for sale. Neutral colors will help prospective buyers imagine themselves in that space and what they can do with it.
Professional or Do-It-Yourself: Do you have the time and motivation to paint yourself? Is the space you are painting easy to reach? Take into consideration ALL the aspects of what painting an area entails. High ceilings and hard to reach spaces will make the job difficult. Hiring professionals is the best route to take under those circumstances.
Cost: Paint itself is fairly cheap considering how much it can transform a space. The cost will of course be higher if professionals are hired to do the job, but in most cases the cost is worth every penny!
Historical buildings come with their own set of needs & rules when it comes to painting. If a building was built before 1978 it will need to be tested for lead paint. This is one of the main things to prepare for before painting a Historic Home. Also remember to keep the authentic history of the building with period-appropriate colors.

Summers can be grueling. From the damp, humid air to the hot sun beating down, most of us have endured some rough summer heat. Keeping hydrated and staying inside during the hottest part of the day will lesson the effects on our bodies. But what about our homes? We need them to stay as cool as possible so that we can stay as cool as possible!
Keeping energy costs in mind, here are some tips and ideas to help your home stay cool.
- Turn off lights in your home. This is an easy step to take, but often over-looked. Keeping your lights off when not in use can help lower the warmth of a room, especially if the bulbs are incandescent. Another great tip, switch all your bulbs to LED!
- Reduce sunlight. Keeping out direct sunlight will help keep the temperature down. Install blinds or curtains and keep them drawn. Don’t forget to check your windows for any damage and think about replacing them if needed.
- Keep cooking to a minimum. Easier said than done, of course. But on those really hot days, opt to make cold foods (salad), grill out or use appliances that don’t heat up your kitchen so much.
- Set ceiling fans to rotate counter-clockwise. Reversing the rotation of the blades will help push hot air up towards the ceiling, helping you feel cooler.
- Use heat-emanating appliances at the cooler part of the day (night). Running your dryer at night when it’s cooler will help keep the temp down in your home.
- Open windows at night. If you live in a state that has much cooler nighttime temperatures, use it to your advantage and open your windows. Keep safety in mind and only keep upper windows open through the night.
Keeping up with the maintenance on your home will also play a role in keeping it cool and lowering energy costs when the A/C is constantly running. Replacing air filters, repairs to weather-stripping on doors & windows and regular HVAC tune-ups are all important steps to take.

Let’s talk windows for a moment.
They are an integral part of any home, residence or business. They provide light, air and security, while also keeping temperatures comfortable and energy costs low.
So when do you know if they aren’t living up to their full potential? A good quality and well-maintained window can have a lifespan of 20+ years (although other factors come into play, including living near the coast for example), but windows have a way of letting you know when it’s time for an update.
Signs it’s Time:
The obvious signs come from damage, warping or breaks. In some instances the issues can be repaired (weatherstripping or hardware for instance), but in most cases it is preferable to replace the window entirely. Fogginess, drafts, sticking/hard to open and not staying open windows are all giving signs that it’s time to evaluate replacement.
The next thing to consider is reducing your energy costs. Windows play a major role in the efficient heating and cooling of your home/residence. They provide sunshine (allowing heat) in the winter and can be opened in the Spring for those cool breezes to enter. Drafty windows that aren’t doing their job properly can cause your energy bill to increase by 20-25%. If this is the case, it’s definitely time to shop-around for new, energy efficient windows.
Renovating a historic home? It’s important to remember that a homes windows are a main focal point and they should always be in-keeping with the integrity of the building. Historical homes require new windows that are historically accurate, or even custom replicas. The cost will likely be more, but the overall charm of the building will remain.
Maybe your home just needs a makeover and it’s time to re-fresh and renovate. Windows can really make an impact on the style and look of your residence. They are one of the most prominent features of a home, and one of the first things seen from the outside. Not only should you consider their overall look, think about the functionality of the window and the amount of light you’d like to add to each room.
Thinking about selling? Nothing helps sell a home more than updated kitchens, bathrooms, roofing and windows. Not only are they aesthetically pleasing, having new energy efficient windows will help your home stand out from the crowd in a buyers-market!
Lastly, one thing to always take into consideration when replacing your windows – location. Where your home or business is located will impact what type of window will work best. Not all windows are the same. Research and talk to professionals who can help guide you to the appropriate windows for your needs.
P&R Property Consulting Group have installed many windows (and doors!) over the years. From the planning to the installation, we make sure our customers have the right fit windows for their property.
