Remodeling a house from a total disaster to a custom dream-home is a highly rewarding job.
The house on Dixie Trail was no exception!
The home came to us after a few mishaps with previous projects. It was pretty derelict but had so much potential, we could not wait to get our hands on it.

The house has 3 floors that includes a partially finished basement.
The basement also came with some serious foundation issues that we had to address with steel columns designed by an engineer. The foundation wall was then waterproofed to prevent any further leaking and damage.

Originally there was a wood column in the center of the living room which was supporting the roof load. We had to install a steel beam in the ceiling to support the roof and upper floor in order to remove the wood column. There was a full wall between the living room and kitchen as well as a dividing wall between the kitchen and dining room, both of which we removed. The kitchen area was pretty small so in the redesign process we made sure to expand the space and give it that open floor plan feel.
Kitchen & Living Room:

The downstairs also originally consisted of an office area and had no master suite. We redesigned the office to create a master-on-suite with a stunning walk-in-shower, a new master closet and vanity area. We added a modern barn door to the entrance to the bathroom that really makes a statement.
Master Bed & Bath:

An existing bathroom downstairs was removed and reconfigured into two uses. A new hallway leading to the master suite and a half-bath for the main floor.
Upstairs was a total re-do with some quaint custom touches:

All new vinyl windows were added throughout the home as well as a brand new roof.
The exterior of the home had a front porch built, the brick and front door were painted and we added a retaining wall & parking pad.
The home was listed for sale and went under contract within a few days!
We really enjoyed this project and wish the new homeowners many years of happiness.

As this year comes to an end, we wanted to take a look back at some of our favorite projects and on-going work through 2019. It’s been an amazing year with many memorable times had. With the new decade approaching, we are taking this opportunity to reminisce while looking forward to what 2020 will bring us!
The Lofts at Sterling Mill certainly won many of our hearts over the year. With its historical beauty and amazing transformation, we really enjoyed being a part of and watching this building come back to life.

As well as taking on these larger projects, we also thoroughly enjoyed the smaller residential work we completed. From master bathroom remodels, to getting homes market-ready, each job has been unique and fulfilling.
Our continuing work with our Multifamily communities keeps us busy and determined to be the best. Completing pet grooming spas, interior repositions, service work and much more. We thank the Camden and Greystar communities for their trust and faith in us. Expanding our local work into Charlotte, NC with Camden’s South End and Greystar’s Matthews Reserve and Crosstown in Chapel Hill.
We have much hope and excitement for what 2020 will bring. A new decade that will open doors for our continued growth and to provide excellent service and quality work to our present and future customers.

You’ve decided it’s time. You’ve researched, planned and you’ve found the best contractor out there (us!). The next step in the process is filing those permits and waiting on their approval.
So why is this step one of the most important in the entire project?
Firstly, any contractor worth hiring will make sure it’s known upfront if getting a permit is required. Secondly, the reason a permit is imperative comes down to these main points:
- It’s the law: Any work that requires a permit is made so by City Ordinance. Failing to get such permits can lead to removal of the project and/or other costly remedies. Always follow the law.
- Saves Money: Work done without permits and inspections is subject to Property Insurers refusal of coverage due to damages etc. You never want to be without insurance in case of the worst happening.
- Protects Property Value: Remember that your home or business is an investment that you don’t want to decrease in value. Not complying with the codes adopted by your community can have a big negative impact on your investment.

As an owner, you are required to disclose any repairs or improvements made and if permits and inspections were obtained. Financial institutions will more often than not refuse to finance a purchase without proof of a final inspection, requiring you to tear down the addition, leave it unoccupied or do costly changes and/or repairs.
